Case study: building a coherent evidence pack for the LTR visa
The long-term resident visa is assessed against category-specific qualifications, supported by income evidence, the relationship with an employer or business, and foreign documents legalized through the correct channel. Inconsistent figures or date ranges are the main reason further evidence is requested.
The situation
A professional working remotely for an overseas company who wants to reside in Thailand long term
The client had income evidence from several sources and currencies, but the periods covered by each document did not line up, so the pack did not read as one coherent picture.
What actually blocked the file
- Income documents covered discontinuous periods.
- Foreign documents had not been legalized through an accepted channel.
- Translations spelled the name differently from the passport.
The sequence we ran
- Rebuilt a continuous income timeline and explained each source.
- Confirmed whether foreign documents need an apostille or embassy legalization.
- Fixed one standard name spelling across originals and translations.
- Mapped each document to the specific qualification it proves.
- Added an index so the reviewer can verify quickly.
Outcome
The pack reads as a single coherent story end to end, reducing follow-up evidence requests during review.
What to prepare for the Long-Term Resident (LTR) visa
- Passport and identity documents for the applicant and every dependant
- Evidence of eligibility for the chosen category: income certificates, employment contracts or pension records
- Financial records such as bank statements, investment evidence or asset holdings matching the chosen category
- Health insurance policy or evidence of financial coverage under the published conditions
- Relationship documents for dependants, e.g. marriage and birth certificates, legalized and translated
- Employment certification from a targeted business where applying as a skilled professional working in Thailand

How the Long-Term Resident (LTR) visa is applied for
- Select the qualification category published by BOI that matches the applicant: wealthy global citizens, wealthy pensioners, work-from-Thailand professionals or highly-skilled professionals.
- Register and lodge the application in the BOI online system, uploading the qualifying evidence for that category.
- BOI screens the qualification and may request further evidence of income, employment, investment or health insurance under the category rules.
- Foreign-issued documents must be authenticated: an Apostille for Hague Convention states, or embassy plus MFA legalization for non-member states.
- Once endorsed, the applicant obtains the visa stamp at a Thai embassy or consulate-general, or at Immigration inside Thailand.
- Eligible dependants apply alongside the principal applicant under the same endorsement.
- After issuance, follow the reporting cycle set for LTR holders and maintain the qualifying conditions throughout the visa term.
The steps below are drawn from the procedures the responsible authority publishes itself, with the source and verification date shown. Some steps depend on the case and may change with the authority’s own announcements. Thailand Board of Investment (BOI) · 2026-08-14 · source
What to watch next time
- Consistency of dates and figures matters more than volume.
- Confirm the legalization channel before filing, not after.
- An index materially speeds up review.
Questions this case raises
- Do foreign documents need Thai translation?
- It depends on the reviewing body; English is often accepted, but confirm before assembling the pack.
- What if my circumstances change while holding the visa?
- Review the status and evidence, since continued eligibility is tied to the qualification used at filing.

We act as advisers from the first document review: we map which authority must sign in which order, prepare the file, and courier it for you. Fifteen-plus years of certification and legalisation work means we flag the usual rejection points before submission, not after.
