Singapore Investor Buying a Bangkok Condo: Notary + POA + Thai Embassy Singapore
Mr. Tan, a Singapore investor, bought a SGD 470K condo on Sukhumvit 39 without flying in. He used a Power of Attorney to a Thai lawyer for Land Department transfer, notarized in Singapore and legalized at the Thai Embassy Singapore. Total: 9 days, THB 19,800.
Who the client is
Mr. Tan, 45, a wealth-management executive at DBS Bank Singapore, invests in property across 5 Asian markets. This Bangkok condo will be partly self-use, partly long-term rental.
The problem they faced
Mr. Tan didn’t want to fly in for a one-day transfer. The developer required a POA notarized by a Singapore Notary Public and legalized by the Thai Embassy — and he didn’t know any Notary in Singapore who could handle the embassy step end-to-end.
Step-by-step journey
- 1) Draft POA per Land Department TD.21 form (TH/EN bilingual)
The Land Department only accepts the TD.21 wording with unit number, deed number, price, and a licensed Thai lawyer as attorney-in-fact.
4,500 บาท1 business day - 2) Coordinate Singapore Notary Public signing
We have partner Notaries in Singapore CBD with same-day appointments for Mr. Tan’s signing.
SGD 280 (ตามอัตราแลกเปลี่ยน ณ วันชำระ)1 business day - 3) Legalize at Royal Thai Embassy Singapore
The notarized POA must be legalized by the Royal Thai Embassy Singapore (Consular Section) before the Thai Land Department will accept it.
5,400 บาท3 business days - 4) Ship to Thailand + certified Thai translation + Land Department filing
Our lawyer receives the originals, prepares a certified Thai translation, and files the title transfer at Wattana District Land Office.
2,700 บาท4 business days
Outcome
Mr. Tan received the title deed in his name within 9 business days without flying in. The unit is now long-term rented to an expat at THB 65,000/month.
Pro tips from our team
- Bring the TD.21 original + 3 copies — the Land Office keeps a set.
- Verify the 49% Foreign Quota first — if full, switch to a 30-year leasehold.
- Use an FET (Foreign Exchange Transaction) form when wiring funds to Thailand — required before title transfer.
Frequently asked questions
Why can’t a Singapore Apostille be used?
Thailand acceded to the 1961 Hague Apostille Convention on 30 June 2026; it enters into force for Thailand on 28 February 2027, so Apostilles are not yet issued. Thai documents are legalised at the Department of Consular Affairs, Ministry of Foreign Affairs, and then at the destination country mission where that country requires it.
When does the POA expire?
There’s no statutory expiry, but Land Offices in practice require a POA issued within 6 months of the transfer date.
Any hidden Land Department fees?
Transfer fee 2% + business tax/stamp duty based on appraisal value, separate from our service. We provide a detailed estimate before the transfer date.
