Every visa extension granted inside Thailand is issued under Section 35 of the Immigration Act B.E. 2522 (1979) and the relevant Police Order — currently Police Order 327/2557 for retirement, marriage, education, and business categories, and Police Order 138/2557 for guardian and dependent extensions. Each category has its own evidence schedule, financial threshold, and processing window, but all share three structural requirements that catch most DIY applicants out: the application must be lodged at the Immigration office holding jurisdiction over the address shown on your TM30 (not your preferred branch), the supporting bank evidence must demonstrate the required balance for two full months prior to the application date, and every photocopy of your passport must be signed and dated in blue ink on the day of submission. Failure on any of these three points triggers an automatic same-day rejection, regardless of how strong the rest of your file is.
Begin the file thirty days before your current permitted-to-stay date. Order a fresh bank statement and bank letter dated within seven days of submission, request your TM30 confirmation slip from your landlord (or re-file it yourself if your address has changed), and obtain certified copies of your house registration plus the landlord's ID card with their signature on every page. Marriage extensions additionally require Kor Ror 2 and Kor Ror 3 from the district office where the marriage was registered, regardless of how long ago — Immigration will not accept the original Kor Ror 3 from your wedding day if it is more than three months old. Retirement extensions require both the bank book showing the 800,000 THB seasoned balance and a bank letter signed in person by a branch manager confirming the funds originated from overseas. Business extensions need the work permit, the company's shareholders list with no more than four foreign employees per Thai director, and tax filings (PND.1, PND.50, PP.30) for the most recent fiscal year.
The Immigration Bureau publishes no formal list of rejection reasons but in practice the recurring failure patterns are: signing photocopies in black ink instead of blue, missing the landlord co-signature on the house registration copy, a one-day gap in the 800,000 THB balance during the seasoning period, applying at the wrong jurisdiction (a frequent Pattaya/Jomtien error), forgetting the TM30 in mixed-occupancy condominiums where the juristic person has not filed it on your behalf, presenting a marriage certificate without the accompanying Kor Ror 2/3 set, and arriving without two recent 4×6 cm photographs taken against a white background within the last six months. Each of these is recoverable but consumes a wasted day and, near the end of your permitted stay, may force a 1,900 THB overstay fine or a border run.
